The 5-strand barbwire fence around entire boarder of pasture is considered average to above average. Utilities are close-by but not present on property. Gravel roads boarder the pasture from the south and east sides for easy access. Several wet-weather draws and several springs are located on the property as well as a large wooded draw w/ abundant wildlife that runs along the entire west side of the pasture.

Property Location: From the Casey’s General Store in Madison, KS head east on highway 58 for approximately 2 ½ mi. to 365th St. and continue east on gravel road 365th St. for approximately 2 ½ to the pasture on north side of road 365th St., which is the south end of the property. Watch for signs!

Taxes: 2018-$559.94

Minerals: Sellers mineral rights transfer to the buyer. There is no production on the property.

Terms: There is no 2019 grazing lease on the property.
